Pre-Design: Programming & Analysis
Our initial design phase begins with an exploration and understanding of your design goals. We engage with you to learn you interests, likes and dislikes, to develop a design that is everything you want it to be. This phase involves a critical evaluation of proposed new building program or rehabilitation – retrofit of existing structure that explores existing thoughts, available data, and potential alternatives.

Conceptual Design
It all begins with a sketch. We develop hand drawings followed by 2D/3D sketches to develop initial concepts considering land and site usage, utilities, and alternative energy systems available.

Design Development
We develop your design taking into consideration circulation patterns for people and processes, consider budget, governmental agencies review, construction budgeting, and economic analysis. In this phase we refine building size, appearance, and form, with accompanying structural, mechanical and electrical systems, energy conservation cost statements, building form and aesthetics, appearance, interior details, graphics, and furnishings. We prepare and complete Planning, Zoning, and Building Permit drawings for review.

Contract Documents + Building Department Submittal
This phase commences upon the approval and the receipt of the building permit. All remaining construction details are completed during this phase and a complete set of quality controlled working drawings are finalized including: architectural, civil, structural, site, mechanical and electrical, specifications, governmental agency approvals, and statements of construction cost estimates.

Bidding
We facilitate the bid process. We receive bids and maximize bidding competition as requested by owner.

Construction Administration
Once construction commences we are proactive with on-site construction observation and quality control administration. We also engage, at this phase, with job cost accounting, change orders, review catalogues and shop drawings for conformance to drawings. We review maintenance and operational programs, develop as-built drawings, review warranties, and administer a post-construction review.

Interior Design
We will assist you in developing the design of the interior of the building. We prepare drawings and material boards to assist you in making decisions on the finishes and fixtures for the interior of the building.
